A development proposal on the Rockland border will go to public hearing.

Abstract Development’s proposal for the almost two-acre Truth Centre property at 1201 Fort St. and on 1050 Pentrelew Pl. has twice been referred back for revisions after meeting with strong neighbourhood opposition.

Under the latest revisions, the total number of units has been reduced to 86 from 94. Abstract still plans to build two condominiums — one six storeys tall and one four storeys. The number of townhouse units has been reduced to nine from 10.

The townhouses themselves have also been scaled back by removing the third storeys and rooftop decks to be more in keeping with the scale of other houses along Pentrelew. In addition, setbacks from the townhouses to Pentrelew and separation space between townhouse buildings have been increased.

Other changes include:

• A reduction in the floor space ratio to 1.29:1 from 1.39:1.

• A reduction in the site coverage from 57.2 per cent to 42.6 per cent.

• An increase in the open site space to 56 per cent from 42.6 per cent.

• An increase in the south setback for the four-storey building to 6.13 metres from 4.67 metres.

• An increase in the Fort Street setback to the six storey building to 6.4 metres from six metres.

Victoria councillors decided Thursday to send the proposal to public hearing, but noted the neighbourhood is still split on the proposal.
